We finally have our mold and rot problem solved. Yes, a month later, we no longer have a hole in our wall! The stucco guys came and were able to patch the area instead of ripping off the entire back of the house, which was the initial plan. They were able to replaced the wood, redo the stucco, and put in a kick plate to divert the water from the roof into the gutter (where it's supposed to go) instead of pouring on to the house, like this:

Michael has done a fantastic job inside! He only has to texture the wall and we will be ready to paint! FINALLY! Good Bye RED and GOLD Walls! We will finally have a FAMILY ROOM! Yay!

I can't wait to see what you do with it. I'm sure it will look great. I am so relieved for you that the stucco is finally finished.
And, when you say Gold walls, you really mean it!! It looks great. I'm glad that this chapter of your life is so close to being done.
I too can't wait to see it finished! The two of you are such a great pair. I need to get James trained up on fixing walls!
